Since the previous news regarding to land auctions in Nan Cheong Finlang and Tung Chung, it is natural to adjust the price for the land auctions in Ho Man Tin. Even the estimations from property agents have decreased their estimation in June 2010. If you take a look at the older news, they actually have a pretty good estimations (Midland even estimates at 1,100 million)! The conclusion would be too general if we make a comment  書生論價靠不住... there were many property agents join and invest in the property in 1997 and many of them suffered a great loss.... can we also conclude that agent 論價靠不住? ^_^

Correction: The figure from Midland should be 110億元 instead of 11億元.

一般估值法有兩種, 由於近期何文田一帶沒有這樣大型地皮拍賣, 沒有足夠數據參考, 加上東涌地皮接近下限成交, 測量師作出保守的估計, 但這次是何文田較優位置的地皮, 加上鄰近沙中線, 潛質優厚, 附近一個位置較邊緣之新入伙大型住宅亦萬多元一呎起, 發展商當然已作出仔細評估, 有把握能有合理之利潤回報.
