看了這篇高超技巧手法,真是感同身受,事实現今的銷售手法好有問題.我經常問為什麽香港可容許呢些所謂高超技巧手法,其实是神棍.   我說我在地產的引導下如何購入一個所謂豪宅.[半山壹号].在09年6月左右美xx地產[馬鞍山區]呢个經紀沿途在接聽电話說某陳生入左1間呀!又再接來电哦李生又買咗间32樓呀!情況好似好熱盤.到售樓處推銷員多過客人但仍要等候,沒有全份清楚報价單問一間取一單位价分區經理及經紀異口同声說下星期加推一定加价.其中一位Jenny 梁經理好肯說2千多萬才賺200好少啫.我睇加推售時定加价.就幫你推售就賺錢啦.我這個無文化的師奶就這样用13000尺買了个所謂豪宅..到加推時系9000/尺,現在發展商和地產商食到盡.点會有水位比你哋呀!根本你睇下現今尺价咁高有誰去接高位呢?地產商要食到盡比個氹你斑蠢人去填.

A very well written piece of critique - hit on the bull's eye. HK Gov't has allowed the property developers to manipulate (more appropriately & correctly to term "deceive") the general public for so many years. Where has the consumer rights gone? Where is investor's protection? Are they the foundation stones in a civilized, well-educated community of which we have been proud, aren't they? Quite a portion people in HK have been so fancying about the blind wealth effect as property owners (in most of the case the owner is, however, the bank instead of the residents themselves). I am just wondering does it has any difference to a Ponzi scheme - to find the next, bigger fool so you can sell a worthless product to? Let alone the self-contradiction of making profit from your maternity home (the primary residence you live in). I so much like my friend's saying - the property developers in HK does not sell an apartment nor bricks. They sell DREAMS, and yes, their dreams come true before yours. Are we brave enough to wake up from such a dream? Are we?

參茸海味店的銷售手法不良,受到消委會打擊,全因有精明消費者舉報。但發展商的銷售手法如同不良的參茸海味店,卻可大搖大擺,全因買家都被樓市的憧憬所迷惑,變成一隻又一隻的水魚,任人"禁"。

證明銷售手法不良,多數靠放蛇.

正所謂:受人錢財,替人消災.放蛇頂多捉到經紀.
