因為我老是覺得發展商們好像已走上必收高premium的不歸路了.
置業人士要小心避免浪脆完, 家糊山莊的悲劇又重演啊.

市區樓抗跌力強? 抗跌力是大跌市時業主繼續供款的能力,因此,以下類別的物業抗跌力一定強: 一、 大部份業主已供斷的屋苑(沒有供樓壓力) 二、 大部份業主的買入價都很低(供樓壓力極低) 三、 業主真係好有錢(沒有收入壓力) 因此,老牌屋苑(第1類)、新界100萬上下的物業、半山豪宅的抗跌力一定高,其中半山豪宅最強。而老牌屋苑如太古城、美孚新村都位於市區,故產生抗跌力強的假象。 以下物業抗跌力最弱: 一、 被發展商食盡溢價的一手樓 二、 業主多數是高收入打工仔(一旦失業很難在短時間內找到同樣人工的工作) 三、 入伙日期接近爆破日期的物業 此三項條件可以同時出現。 其實上述言論我有一點唔同意, 就是「業主真係好有錢(沒有收入壓力)」! 還說 97 年嗰陣,中半山樓王帝景園俾人炒上 20 K,但最終都敵唔過地心吸力,大跌七成到 5 K 先見底! 買樓俾人食溢價,唔單止新樓,其實 2 手都會,所以做功課好緊要!

小弟於年初与香討網友 debate 「爖哂」,愚見節錄如下: 「.....用 kln stn 嘅 budget, 去買 olym! 小弟真心奉勸:住新樓,破「處」,買 SHK brand, 中產區買虛榮,絶對要 pay back, 代價係幾年下來幾百萬。.....「 「.....純以虛榮原因而買 Imp Cu, 以為佢就係 olym 龍頭,係好天真好儍, D 人只會覺佢係 kln stn 買得起一般質素樓又唔買,又買唔起 kln stn 「龍頭」,唯有「退而求其次」來 olym 呢個中產區買果份「鶴立雞群」嘅虛榮,買「龍頭」。.....」 「豪宅」二字各人心中自有一套定義,但真正豪宅除「軟件」因素如地段、環境、景觀、neighbourhood、名氣 etc, 小弟認為有若干「硬件」因素係不可或缺,而呢方面往往同建築、佈局及樓盤所在地盤「先天」因素有關。
以 Imp Cu 為例,地盤先天缺陷嚴重:長方形地塊 - 南北兩個長邊分別俾 oss 同 LB 頂死,block view block 對流;東面短邊對正 IHV 1,2,3,5,6,7 座血肉長城,變相城牆景;唯一 open view 只得西面短邊無敵西斜海,你話陰唔陰公?
先天不足,攪到開則座座樓要扭來扭去,左避右避,又要 maximize view, 又要 minimize 單位互望、oss/LB 互望,於是形成 Imp Cu 以一組 "struggle for view" 嘅建築群姿態「屹立」於 (or better say being sandwiched) 奧運,試問,點「豪」得起?
再睇睇 "approach" to 屋苑:礙於上述先天佈局缺陷,令屋苑地面層冇位 create 一堂而皇之嘅主入口 access road 連 grand & classy 嘅 round-about + drop off 區,大大削弱屋苑俾到住客及訪客嘅 sense of arrival 同 pride & dignity (呢方面 PA/CP 同 HG 做得唔錯,海桃就直頭欠奉,死得!),試問點豪得起?
去到會所,唔小出名嘅屋苑會攪攪 gimmick, 如 the Arch 會將佢掛上 6X 幾樓,慌死你睇佢唔倒,或慌死會所客高高在上飽覽唔晒維港景咁;"cheap" 如「中產」嘅 CP/PA 尚且有獨立 exclusive 會所建築體,咁 Imp Cu 個專貴會所有幾特別?
Imp Cu 剩低嘅當然係佢靚靚用料、手工及奧運獨有「新派時尚」外型,其中玻璃幕牆可謂功不可沒。之不過,類似玻璃幕牆設計, sorry, 早廿年前灣仔北一個樓盤已出現,叫會景閣,人地尚且位於 prime 嘅 CBD 區+有會展/酒店/全幢玻璃幕牆「磅」住,今時今日問心果句,有幾多人講起豪宅會提會展閣?廿年後你估又有幾多人醒起豪宅 Imp Cu?

新盤溢價係好高,唔止新地瓏璽,連九建堅尼地城CADOGAN一樣要萬六七蚊呎,話就話暫時有海景,但第時多數都會被人遮,仲要貴過四叔曉譽咁多,值唔值呀! 我D朋友近年買樓賺錢的全部是二手樓,一手唔蝕都要偷笑!

一點也不悶。
雖然幾乎每天都來看這博客,但小妹學識淺薄,著實沒有什麼好的見解可作為回應發表。不像這裡許多厲害的網友般。 之所以會恆常來此,也是抱著學習的心態,希望多認識這個社會並對其運作有更深入的了解。老實說,在這網裡我最喜歡看的便是仲達的文章,以前一星期來這網站約兩三次,但自從開始有“仲達言”後,我是每個weekday都會來。遇上時間不允許的話,我也就只看這一版。閣下的文章寫得生動、不賣弄才氣,分析也很客觀、清晰而有論據。

仲達兄的文章,是不會悶,因為題材獨特,堅持獨立思考,經常能給予讀者嶄新的思維,十分難得! 坊間有好多寫地產的文章,但要不是不到肉,文筆平平,就是俾面派對.有些較極端的是什麼都批評,有些就像廣告般讚美,要有適當讚賞和批評的,好似只有仲達兄. 欣賞作者,唔單止係佢有勇氣批評無賺到盡發展商,更在於佢對真正有心的發展商是有恰當的讚賞,這需要更大的勇氣,因為很多民粹反對派會話你擦鞋. 總之,洗腦樓市好好睇,希望仲達兄日後寫多些!!!

「蘋果」身形不僅影響外觀,且是健康警號;甚至可能由於佔用額外空間而被徵費,如客機座位;或增加醫療開支而被徵收額外稅款等。但無論如何,所謂「懲罰性」收費都不過是善意鼓勵減肥而已。

現時有很多私人住宅既改裝:冇主人房套房改成有、開放式廚房後還明火煑食、三房改兩房、露台改為房 、飯廳改房變成三房或四房、每房都裝洗手間....仲有好多古怪改動你哋諗唔佢哋都諗到,比改劏房的嚴重性有過之而冇不及,但這些因都沒新聞價值,沒被全霉冇限放大報導,很多業主還以為是合法,攪到樓上樓下都有很多投訴,這些自私業主既行為相對劏房業主更可憎!現在的全霉都只為政治而報導新聞!

樓市泡沬不推自爆.......................... 今天的高樓價是泡沬,最主要原因是低息所至。因為低息引至人產生容易入市的思維及誤導人作長線炒賣的慨念,即是無論置業及投資的成本均低。但當不久之將來回到正常之加息周期,供樓負擔轉重,置業及投資意慾急轉直下,再加上樓宇供應量大增,市民及投資者無需再以高價買樓,再加上持貨多的物業投資者减持穫利 (可能現時正承高位在進行中) 及炒家散貨,到這時樓市的氣氛會轉化為越遲沽,價越低,連鎖反應,樓市急速向下大跌,此乃市場恒久不變之定律,即泡沫爆破。大家平心而論,現時的樓價還有多少上升空間 ? 樓市不升便會跌,要小心那些只為個人利益不斷叫人入市買樓的人。我們不是永遠不買樓,置業是大家都追求的目標,只不過不是在現時非常大機會摸頂的情況下用超高價錢買而矣。只要保留實力,有錢你荒無樓買?

A union for Canadian lobstermen announced Saturday that they've reached a deal with processors and the New Brunswick provincial government that will keep processing plants open after a pricing dispute prompted blockades of the plants and a temporary injunction. The protesters -- mostly comprised of fishermen -- had been seeking to prevent trucks from hauling Maine lobster into Canadian plants because of an excess of the crustacean, which has contributed to a recent crash in wholesale prices. But in the light of a deal made late Friday evening, processors agreed to pay $3.03 per pound of processed lobster and $3.53 per pound of live market lobster, a 50-cent increase on both prices from a week ago, according to Christian Brun of the Maritime Fishermen's Union. Half of the 50-cent increase is being paid for by the processors, the other half by the union. Brun said the union plans to take out a loan to cover the added cost. New Brunswick provincial spokeswoman Lisa Harrity confirmed the agreement. "We're glad that this issue is resolved," said Brun. "We'll also be immediately figuring out how this can be prevented in the future." A temporary injunction last week forced open the plants, requiring protesters to stay at least 200 feet away from plant entrances, according to Anne McInerney, a New Brunswick provincial spokesman. The unseasonably warm winter has resulted in a glut of lobster this year, bringing prices to a 40-year-low, according to Maine Marine Commissioner Patrick Keliher. Some lobsters are selling for as low as $1.75 per pound off the dock, with lobstermen demanding closer to $4. Maine sends much of its lobster to Canada for processing each year, mainly due to its small number of plants.
